Thank you for choosing Karen M. Overtoom Real Estate to assist you with your Martha’s Vineyard Vacation Rental. We have put together some information that we thought would be helpful in planning your Island vacation. If you have not already reserved you vacation rental, please look through our available properties for rent. You can also call us or e-mail us your requests, whether or not you see a property listed on the site that seems appropriate for your needs.
Booking your vacation: Once you have found a property you are interested in renting, you will need to contact a KMORE rental agent, who will work with you to confirm that the property is still available for the times you have requested and review all the rental terms and conditions specific to that property with you. They will then prepare the lease for you and collect all the deposits to guarantee your reservation.

Payment Schedule: A payment equal to one-half the total rent is required to guarantee your reservation. This is due with the signing of the Lease Agreement. The balance of the rent, plus security deposit and a $50.00 processing fee must be paid with-in 60 days prior to the commencement of your lease. You will be notified of this date as it approaches. Please note: we do not accept credit cards. All payments must be made in U.S. dollars by check, certified check or money order. If you are making this reservation less than 30 days in advance, you must send full payment by certified check, money order or wire transfer within 48 hours to confirm your reservation.
Linens: Sheets, pillow cases and towels are not always included in Vineyard rental homes. You will be responsible for supplying these yourself unless it is otherwise indicated.
Check-in: We will notify you of our check-in procedures by mail prior to your arrival. Check-in time will be 3:00 P.M.. Please understand that it is difficult, at best, to prepare your vacation rental between the hours of 10:00 A.M. and 3:00 P.M. for each guest. Your check-in time will not be before 3:00 PM. There will be NO exceptions.
Check-out: At each rental there will be instructions as to where the keys should be left on your departure. Again, please understand that check-out time will be 10:00 A.M..
Reservations for the following season: If you enjoyed your vacation home and would like to reserve for the next season, please let us know so that we can make the necessary arrangements in a timely fashion.
